ECHO METHOD

Down-payment support on the back half of a double close.

Echo Method funding is designed for qualified double-close transactions where the end buyer has primary financing but needs short-term help with the required cash to close.

Think of it this way

Seller → Wholesaler → End Buyer

The end buyer has the main loan, but is short part of the required cash to close. Echo may provide that short-term cash. The transaction must have enough spread between the AB and BC sides to repay the temporary funding and associated costs through closing.

What problem Echo solves

End buyer has financing

The buyer's senior or primary financing is already in place or ready for closing.

Cash-to-close gap remains

The buyer is short the required down payment or other qualifying cash-to-close amount.

Double-close spread exists

The AB-to-BC spread must be large enough to support the short-term funding repayment and transaction costs.

Repayment happens through closing

The structure is designed so the temporary capital is repaid through the closing proceeds rather than remaining in the deal long term.

A good Echo candidate typically has

The most important rule

The spread has to work.
If the available wholesaler margin cannot safely cover the short-term funding, costs, and other closing obligations, the transaction is not a good Echo candidate.
