- ☐ Do I know the closing date?
- ☐ Do I know the EMD amount and due date?
- ☐ Do I know when the EMD becomes non-refundable?
Title / Escrow
- ☐ Has a title company or closing attorney opened the file?
- ☐ Do I have the closer's name, email, and phone number?
- ☐ Is title aware of the proposed transaction structure?
- ☐ Are there unresolved title issues?
Exit Strategy
- ☐ Can I explain exactly how the short-term funding gets repaid?
- ☐ If there is an end buyer, is the end buyer under contract?
- ☐ Are the end buyer's funds or financing verified?
- ☐ If the exit is refinance or lender funding, is that financing actually approved?
Economics
- ☐ Have I calculated all funding fees?
- ☐ Have I included title, commissions, taxes, and closing costs?
- ☐ Is there still enough profit or equity after those costs?
- ☐ If I am keeping the property, can the property support the resulting debt?
Timing
- ☐ Does the funding provider have enough time to review the deal?
- ☐ Are all signing parties available?
- ☐ Are lender funds and buyer funds scheduled to arrive when required?
If you cannot answer several of these yet, that does not automatically mean the deal is bad. It usually means you have homework to do before asking someone to commit capital.
