What POF is for
Sellers and brokers often want confidence that a buyer has access to enough money to complete the purchase. A POF letter or statement can help show that capacity.
What POF is not
- It is not always a binding commitment to fund.
- It does not replace underwriting.
- It does not guarantee a lender or funder will approve the final deal.
- It does not fix a weak transaction structure.
When to provide it
Many investors prefer to first determine whether the deal is worth pursuing, then provide POF once the transaction is serious enough to justify it.
